The Great Eastern Highway commercial development comprised of a dual lot amalgamation to the City of Belmont. With a total land holding of 3,300 sqm the zoning permitted a number of mixed business uses. The project demonstrated maximum financial and demographic value for medium sized showrooms.
The subject site consisted of 6 showrooms, taking full advantage of rear and side property boundaries along with a modern hardstand for up to 24 car bays. The project was delivered safely to a high standard of finish and practical completion was achieved 4 weeks early saving the client in holding costs. The project was initially tendered and won from a wide field of tenderers. However, following consultation the builder demonstrated options to value save which helped secure the contract. At CDI Group’s request the structural system was changed by introducing columns instead of precast wall panels to support the roof structure. CDI Group added value in alternative finished in the following areas, which resulted in time savings and repeat business with the owner:
- Front facade finish and fascia trusses
- Applied finishes
- Unit division walls and CFC Cladding.
Key architectural features include concrete tilt panel, structa floor systems, zinculum roofing, front facing sectional roller doors, high ceilings, end to end shop front and large signage exposure.
